Default Neostylis fuchs ocean spray rot problem

Hi,

I've had my Fuchs Ocean Spray for 7 years. No blooms yet, although it grew and remained healthy until now. I re-potted this winter, and recently the leaves have had some rot. They turn black. I've made sure to cut them before the rot gets to the center. This is the second leaf I have removed. I put cinnamon on the cut. It's under T5 lighting. I'm wondering if this is a virus or a rot of some sort. After cutting of the first leaf, another blackened in a few weeks. It's still growing a new leaf and root.
Any thoughts on what it is, and what else I could do for it?

Do those leaves feel rotted? Hard for me to tell from photos, and seems strange that one leaf here, another there would seem to randomly rot ... Burn? Pigmentation from high light?

The leaf is still firm, but when I break it open the flesh is brown. There is some purple pigmentation, but mostly just spotting, which seems normal for the amount of light it receives. From the pictures, you'll see some honey dew. I don't know why, but the droplet on the black leaf is also black??

The rotting looks clustered to that area. If you feel it is spreading would you consider cutting off just below the rot to prevent further spread? When you water the plant do you allow water to sit in the crown? That may be the cause.

If you are near Burlington, the UVM Greenhouse has an extensive orchid collection and may be able to assist you with identification and treatment as well.

I cut the leaf off at the base when I discovered it, using a new razor blade. I've been careful not to get the leaves wet when I water. Hopefully another leaf is not lost, but I'm afraid it will continue. Thanks for the suggestions!
