Looks like there is also salt buildup.
How often does she fertilize and does she flush the pots with clear water occasionally? Judi |

She aught to flush the pots through with clear water around once a month to stop the fertiliser salts building up. Of course the salt build up could also be from very hard water in which case that would not help, but checking about the fertilising is certainly worth doing. |
Hi, actually she does flush the pots with running water.
Let me tell you here her phals bloom very well. So my feeling was that it is the compaction of the growing medium which initiates root rots at the bottom of the pot. Thanks a lot friends for your views and suggestions. regards, Dev |
If she does flush then the salt build up could be due to hard water. Now it's possibly the minerals deposited from the water build up to a level the plants don't like... but if that's the case then a good solution would be to re-pot before they get too high so that goes back to the whole repotting thing anyway and makes little difference if it is the breakdown or the mineral levels which are the cause.
