As for the spots if it is not causing problems with growth don't worry about it. Tea tree oil will cause more problems then good! I used it straight and caused part of the leaf to turn brown and it is very ugly. Maybe diluted it could be ok but IME don't use it on plants.
Don't let water sit on leave. I always wipe mine down after a heavy watering. No spots on mine.

Ok great . I didn't know these types didn't like water on their leaves. For the tea tree oil have have it diluted in a water bottle I put 1 -2 drops per whole bottle. With a bit of dish detergant. Last time I used it the leaves were nice and shiny.
The spots are on the underside of the newer growths with spikes.
