Well, I'm at Plan D now. I won't even bore you with Plans B through C. Especially not since this is gonna be another loooong story from me. Go figure.
Not being able to find someone to put in a greenhouse seemed to really suck. As with many things, there was a plan and I just wasn't cognizant of it. The time spent scheming, and dreaming, and examining all the pros and cons of different ideas while I couldn't find someone paid off in a much better idea... for me.
I live in an old house (1907). It has the old unheated "mud room" attached at the back kitchen entrance, and upstairs "sleeping porch." The sleeping porch over the past 35 years has became a white elephant graveyard. Aptly named, as it has been packed wall to wall with the "stuff" one inherits as loved ones die, that one cannot bear to part with... for a long time.
It's a sixteen foot long, 9' wide structure attached to the main house. The door upstairs into the main house used to be from a small bedroom, which became my laundry room about five years back. In an old house, high ceilings, it's ALWAYS too hot upstairs in the winter. View outside from the southwest.
And from the northwest.
I spent weeks and weeks giving away things, boxing things for the attic, and burning probably ten file boxes of "stuff." Put back on storm windows that had been removed about 20 years ago when painting and never replaced.

I laid my first laminate plank flooring ever. Was making silly yet critical mistakes. A dear friend I call family (the younger brother I never had) came and helped me install it in about two hours.
Husband is putting in the molding now, and I have a plumber coming this afternoon to put in a sink and drainage.
Updates showing the floor, sink and drain system will follow in the next day or so.
I'm so excited I could spit. And the low is 45F tonight, so need to keep this ball rolling! Shelving is coming up from the BatCave after my plumber friend leaves.
To be continued.....
