Oh. Is it soft or mushy? I think I would treat with a fungicide/bactericide of some sort. Maybe Physan or Cleary's or failing that some hydrogen peroxide or brown Listerine.

Yep I agree w @Silken also the peroxide gives extra oxygen to the plant.

The one in the first picture looks a problem to me, and I agree about with Silken's advice.

The second picture does not look to be a problem, just old dry damage.

To me, it looks like a start of a bacterial rot.
The fact that it is located so close to the center of the plant, I would be very concerned if this happened to my plant.
I would surgically remove the affected area.
If all goes well, the rest of the leaf will still grow out fine, with the cut out area looking rather funny. lol

I hope you get this issue under control sooner than later.
