Check for:
- sunburn
- cold damage/edema
- spidermites (test with cotton and alcohol, wipe under leaves, if yellow/brown stains, you got them)
- smell, as there may be more than one of the above. Bad smell = bacteria, fungi = fungus, nothing well you don't know.

I hate when that happens. I've learned that if I have a long answer I copy it before posting it....I've spent 20-30 minutes writing a long answer only to have it gone in a second!
This is a phal. These things happen. Phals are notorious for this type damage from many things from evil cats nawing on the leaf to extraterrestrials. Sometimes just a look at them can cause untold damage to them. Most likely it's a fungal problem. Not to worry about. Just don't water it too much. In my experience problems with watering them too much is 90% of the problems brought to this board. Most likely the next leaf won't have the damage. Cell deterioration is caused by lots of things. Leave it alone. If it progresses (not likely) any further, cut off the offending part and dust the cut with cinnamon.
